Home Staging
With Capital Home Staging & Design we offer occupied and vacant staging services to help you as a Realtor sell your properties faster, and save you and your client money. Staging is the complete opposite of decorating. Decorating is giving a home personality that is a reflection of the home owner, staging is taking the owners personality away so buyers can envision their own family and items taking form in this home. We are creating lifestyles that BUYERS WANT. All Realtors that work with Capital Home Staging & Design receive a discount off of the staging consultation if you are providing this service to your client as part of the service that you offer. We also have designed our company to help you make the sale of the owners home an easy process. We have established relationships with many companies and services related to the real estate industry and many of them offer our clients a discount off of their product. We also help you advertise and market YOUR staged listings with us through our social media outlets. Properties that we work on get featured under our “Houses for Sale” section; we will blog, twitter and facebook. We also help advertise YOU! If you become a “Preferred*” agent then you will be featured on our web pages “Affiliates” section where you can have your photo and contact information listed which will place your name on the first page of GOOGLE.

Occupied Staging
We have a 3 step process for occupied homes.

The First Step: The Consultation.

This is where we meet our client in their home and get to know them, find out what they are hoping to gain from this experience and if they have any questions about home staging. We will then proceed to start the home evaluation. This process may take 1.5 - 2 hours, maybe even longer for significantly larger homes. We will use our Home Evaluation Handbook to mark off items that apply to the home, as well as make additional notes as needed. We discuss, selling colours if appropriate, decluttering, depersonailzing without impersonalizing. We also make recommendations on items that may be needed throughout the home if needed, as well as throughout the book we will mention if each room will benefit from a Resale Redesign Package (this will be described in step 3). Once the home evaluation is completed, we will sit back down with the home owners and discuss our top 10 recommendations for the home and develop a preliminary game plan.

The Second Step: The Preparation Work.
During this time we will contact the owners (usually 1-2 days after the consultation) to find out how they would like to proceed with the implementation of the preparation work and develop the actual game plan. Prep work is the basic cleaning, de-cluttering, depersonalizing, organizing, repair, and maintenance issues that were addressed in the Home Evaluation Book. The owners may choose to do the prep work themselves and then give us a call back once done to implement the showcasing. If the owners are pressed for time, we may assist them with finding a handyman or a painter to help take some of the items off of the list this is done only if requested by the owner. We also offer packing assistance should your time be strict, let us help you.

The Third Step: The Showcasing.
The preparation work must be completed before this stage. This is where we will go back and create the focal points, move furniture around so it enhances on traffic flow, rehanging artwork at appropriate heights, as well as doing a final run-through each room to ensure they are 100% ready for your photos. You can only make a first impression once so do not let this opportunity pass you buy. A deposit of 50% is due at the beginning of the job, with the balance due at the end of the staging process. A staging and rental contract will be required at the day of staging.

Vacant Staging
We are currently the ONLY home staging company in Ottawa that has options for vacant staging. We found that in Ottawa all stagers were “pigeon held” to using only a third party rental company, We felt we need more options and price ranges so this is why we have brought in a line of furniture that is currently exclusive to our company.


Option 1: We use 3rd party rentals for the main large types of furniture and bring in our own accessories. Delivery is usually with in 1-4 days. Fee is determined individually on each item brought in, monthly rental option only.


Option 2: The other option that we currently hold exclusively is a NEW line of portable, eco-friendly furniture that costs 60% less than the first option. We can set up and deliver with in 1-2 days typically. Fee is in packages with everything is incorporated so you know how much it is exactly at all times. One week and monthly rental options

To find out which option is best for your clients it is best to meet during the initial vacant staging consultation and we will discuss our options in further detail as well as pricing.

Colour Consultation
For your buyer clients you can provide them with a professional colour consult for their new home, this is very exciting for home owners to move into their home and have a professional come in and discuss colour with them. 40% of paint purchased is the result of incorrect colour choice (Dewy Sadaka) so save your clients some money and let them get excited about moving in and choosing colour for their home.

As a Colour Consultant we help homeowners choose and implement new colour schemes for spaces in their home. This requires much more than just choosing a paint colour, we need to consider many different ways that colour is used in a space with items like existing paint, fabric, furniture and accessories. Everyone generally knows that primary colours are Red, Yellow, Blue. As a Colour Consultant we have learned about Secondary Colours, Tertiary Colours, Hues, Tints, Shades, Tones, Complementary Colours, adjacent colours, Monochromatic, Double Complementary, Split Complementary, Triad, and Tetrad Colour combinations. Having the knowledge of all these items relating to colour will enable us to work a rooms colour to make it harmonious with the rest of the house. Psychology is also a big part of choosing a colour. Different colours have different feelings for different people. It is our job to find out what those are and use them appropriately.

Open House Run-through
This is perfect for your DIY clients that feel they have staged their home properly. You have only one chance to make a first impression so let’s make sure 100% that it's good to go. Talk to your clients and let them know that you are providing them with this run-through so it would be great to learn and see what a professional has to say about the home. We are professional stagers, we focus all of our time day in and day out on staging properties so we know little tips and tricks and ideas that the home owners haven't thought of before. We love to get the home owners involved so they can learn about home staging and why we are suggesting what we are suggesting which makes for a fun project with us and the home owner. We find that the home owners we work with love to hear our feedback on how they did with staging themselves.

Inventory Maintenance
If you are an agent who has their own inventory then you are going to want to take advantage of this service! Not only do we work with your items on staging jobs over our own to save your clients money but we will also take photos and log your inventory into your own personal inventory catalogue program where we can let you know what items of yours are on lone to a specific property. Don’t worry about potentially losing or forgetting an item on your property we will send you an itemized list of what you have at each property.

Having your own inventory will save your clients money as well as allow us to showcase your properties to its' fullest potential without spending an extra dime. We always suggest artwork, pillows, candles, and accessories. We can help you select items for your inventory so you do not have to spend time shopping and sourcing out items. We will be able to do that for you if you like so your clients can benefit from the full staging experience.
